Village Green is the first of several attainably priced new-home communities underway in Old Hickory, a suburb about 12 miles east of downtown Nashville between I-40 and I-65 that is undergoing a growth spurt.Village Green will have 47 single-family homes located on the site of a former shopping center on Hadley Avenue. Prices begin at $244,900 and top out around the $270,000s, said developer Brock Rust.Most floor plans include three bedrooms and three baths and range from about 1,340 to 1,550 square feet. Homes with interior garages have three bedrooms and two and a half baths.Features include hardwoods on the main floor and granite countertops in the kitchen and master bath, said Rust.The neighborhood, being developed by Rust and Rob Porter, may include 5,000 square feet of commercial space with apartments on the second level, but that is not certain.
Only six homes remain to be built in Village Green. The rest are already sold or under contract.
Nearby, Hadley Village will have 39 townhomes priced from $212,000 to $220,000. They have 1,268 square feet of living space with two bedrooms and two and a half baths. They feature hardwoods and granite countertops.“You could go out there and buy something cheaper than rent,” said Tim Polston, general contractor with Polston & Polston.“We’ve already pre-sold a third of them,” he said.
Hadley Village will have 16,000 square feet of commercial space in two buildings available for lease for restaurants and shops, he said.“Old Hickory is an up-and-coming area. We really need some commercial.
Store fronts, restaurants,” said Polston.The first residents of Hadley Village are expected to move in after the first of the year. The neighborhood is being developed by Trillium Investment Partners.Buyers appreciate security, sense of communitySales continue to be brisk at HND Realty’s Robinson Rowhouse, a townhome and villa neighborhood at 681 Hickory Industrial Drive.
Floor plans range from 1,150 to about 1,600 square feet of living space. Initial prices range from $215,000 to about $260,000.
Features include hardwood flooring and 9-foot ceilings on the first level, ceramic tile floors in all bathrooms and a tile shower in the master bath. Kitchens and baths have granite countertops.
There are 78 residences in the first phase.
They are particularly appealing to single women buyers who like the security and the sense of community, said Jody Derrick, sales manager for HND Realty.Hadley Village is especially attractive to singles, young couples and “older seniors trying to live affordably,” said Polston.
People of all ages have been buying at Village Green, “lately single ladies and young couples” said Rust.Village Green’s pocket park, with a pond, sidewalks and park benches, is a major attraction.“I see a lot of people out there walking their dogs, children playing. Neighborhood events, picnics and gatherings,” said Rust.
